The owner is quite friendly and was very responsive to all of our concerns. That being said, there were concerns. The villa needs a good, thorough scrubbing and some updating. The home does not feel or appear to be very clean. The kitchen had a strange smell, which was rather off putting. As it turns out, the sink was leaking into the wooden cabinets causing the smell. One evening, dirty water leaked all over the floor after we tried to do the dishes. We had to wash all of the dishes by hand because the dishwasher did not work. We did not use the little pool on the roof at all because the heater did not seem to work. There were problems with hot water in several of the showers. The home does not offer a well manicured yard, nor does it have a nice deck area for entertaining (most of the villas offer this). Our grill was too dirty for use, so we had to use the neighbor's. This would be a decent budget option, if it were for a budget price. Many of the surrounding villas were cleaner, more updated and offered far more in the way of outdoor amenities (nice deck area, pool, etc.) The property is for sale and you can see that in the lack of care and investment. Again, the owner was very friendly and responsive to concerns, but I would go somewhere else next time.

we had great time wonderful accomodation we had eleven people in our group and there was plenty of room lagoon is wonderful for snorkeling town of akumal is laid back and friendly good time was had by all

Safety gates etc. make this house excellent for even young children. Plenty of living space for all 8 of us (plus 2 under 2) and plenty of private space in the huge 5 berooms, each with their own bathroom....Fantastic location and excellent snorkeling- 3 different snorkeling experiences right at your doorstep, depending on which direction you go....EXCELLENT FAMILY SNORKELING VACATION....and just 5 min away is a toddler-friendly beach with your 4th choice of envireonments to snorkel!!!! The reef wasn't the best but t fish/turtles/squid/etc is fantastic!!
