the house is tryly a good pick, after having stayed in many properties in Akumal - this was probably the best house so far,
it combined everything what we were looking for!

Oh, my, what a wonderful place, but I would never go back until the sanitation system is upgraded. For this money, the smell of untreated sewage shouldn't be a problem. The stench, especially upstairs, was so bad my wife couldn't sleep there. The maintenance man tried to convince me I was just smelling fumes from the water heater....no, no , no no. I eventually diagnosed it and a workaround myself. The horrible smell was coming up through the drains in the shower! The smell was 95% diminished by covering these with the white rubber discs on the floor of the shower...hmmm, maybe this has happened before and nobody bothered to tell me about it. This workaround made the house tolerable, but back by the casita is where the grey water comes up, and it smelled of sewage. A rubber disc ain't gonna fix that. (The casita itself did not have any odors.) This problem is really a shame because I otherwise loved the property.
A 2nd problem is that these homes are on a very narrow lot, and the next villa is therefore *really* close. Unfortunately for us, for three days there was a family next door with small children who shrieked and hollered unceasingly until past midnight. Most people aren't so inconsiderate of others, but bring your earplugs in the event you get unlucky. The problem is exacerbated by one's windows being constantly open so the noise intrudes prominently. Imagine vacationing 30 feet from a playground.
I had a great time *despite* these issues, but if you're going to drop $$$$ you probably want better.
Oh, and the internet didn't work. Couldn't be repaired. They were kind enough to lend us a data card, which took a couple of hours of thrashing to get up and running, and then only one person at a time can use it. Once again, if I was paying $ for accommodations, I'd shrug it off, but paying $$$$ and it says "Wi-Fi", I expect Wi-fi to be available.
Sorry, Casa Bella, you were Casa Smella.

I highly recommend this property! We had never been to Akumal before, and were VERY IMPRESSED with the quaint atmosphere as well as the wonderful property management and staff. We traveled with several couples, and we all had a chance to do what we wanted - very convenient to cancun, playa, and cozumel as well as many other places of interest. The golf carts were PERFECT to get around in town, we didnt even need a car. It was a very safe, private area, with plenty of beachfront ammenities (bars, restaurants, surf shops, etc.). You can hop in the water off of the back patio and swim/snorkel in the lagoon, and the house was AWESOME!I travel extensively, and this was one of my favorite experiences.
There was a gardener and maid at the property daily and both were GREAT. They took care of every possible need we had and more. In addition, the property manager visited regularly (American/ English Speaking) and made sure we had a great and worry free time. He made recommendations to all kinds of places that we thoroughly enjoyed.
