The house is well decorated, clean, and comfortable. Staff was fairly helpful. All kitchen utensils, refrigeration, and cooking space you could ever want for a lot of people.
Beach - too rocky to swim, ours was THE ONLY beach front on South Akumal Bay that had not had the rocks cleared from its beach! And I mean the only one. TV didn't not work until day 6, not a huge deal but then don't advertise it. The cost was outrageous for what you are getting. You can find places with better beach and town access for much less. FYI, you need a vehicle here, you are 1 mile from Akumal Pueblo, just so you know. We rented a van so it was not an issue. Advertised that there would be bikes, no bikes. If you care about having beach access, ocean swimming, and walking distance to a town than this is not the place for you.

I must start off by saying this was one of the most relaxing vacations I have ever been on. Akumal certainly raises the bar of what Mexico has to offer in reference to traveling, water sports and just relaxing. It is a quaint little town that offers great dining, shopping, and adventures. If you are looking for a "happening" nightlife, stay in Cancun, but if you are a seasoned traveler who is looking to submerse yourself in local culture and cuisine, Akumal is the place to be.
Villa Ka Kuxta is a wonderful rental property that offers breathtaking ocean views, beachfront access, and enough space for multiple couples/families. It is cozy, comfortable, and convenient to local attractions.
The second floor kitchen is more convenient than I could have imagined. We were able to utilize the main floor kitchen for making drinks and appetizers while our dinner was prepared by Norma and Julian on the second floor. I almost forgot they were up there cooking our meal until I began smelling the fragrant aromas of authentic Mexican cuisine at its best!
We are looking forward to making Akumal AND Villa Ka Kuxta a frequent destination for our future vacations in Mexico. I highly recommend this property and community.

While Ku Kuxta is a nice large home, it could use some repair work. When compared to other places I've stayed which cost about the same or less, Ku Kuxta just didn't measure up. The staff was very helpful and the home is very clean. The grounds are lovely, but for the price...I would stay elsewhere.
Neither of the two beachfront master bedrooms had hot showers or water in the sinks and the problem appeared to be because the plumbing on that side of the house is in need of repair. The two guest baths (both on the opposite side of the home from the masters) seemed to have much better water pressure and had at least some hot/warm water in the showers.
The main AC in the lower level living area did not work and the kitchen AC in the upper level living area did not work. Since all the AC was off when we arrived, it took a couple days to cool things down upstairs and about three days to get the main lower level living area cool.
The upstairs fridge took 3 days to get cold and the downstairs fridge never really did chill liquids. Fortunatly, there is a small bar fridge which did a good job of chilling drinks. Both freezers worked after about a day.
The beach at Ku Kuxta is very, very rocky and can not be entered without watershoes (which in all fairness, is stated on the property description). If one were to go to homes 3-5 doors South of Ku Kuxta, you could easily enter without watershoes (which is what we did).
Sorry to have to post a negative review. I never like doing that, but in all honesty - for the price...I think the owner needs to do some maintenance. If the AC, bathroom and fridge issues were fixed, this would be a much nicer home.

The colorful walls, beautiful stain glass windows, the cathedral ceiling stairwell leading up to the beautiful rooftop with amazing views, the lush gardens, pool, and colorful artwork makes this a top choice. This house can be anything you need it to be because of the two different levels with completely different feels. The lower level is excellent for casual gatherings near the pool. The upstairs for when you want to have a more formal, elegant, yet still casual dining experience. The split level also allows for extended families to stay under one roof but each have their own space. This house can accommodate many different types of gatherings from weddings, romantic couples getaway, and family vacations.
